The Home Building Process - A Step By Step Breakdown

Congratulations! You have decided to build or buy a new construction home. This is a huge decision with many years of hard work, sacrifice, and financial planning leading up to it. Buying a home is the biggest purchase you will ever make. At Azali Homes we feel you should know what is going on when you purchase your new construction home, as well as the steps taken to build it. Many builders leave their clients out of the process and just hand them the keys a few months down the line. Our goal is to explain the process so you feel confident and comfortable with us building YOUR dream home. This step-by-step guide will take you through the entire process turning your questions and worries, into knowledge and excitement. The times noted for each step are rough estimates and can vary based on weather conditions, style, and size of home.



STEP-BY-STEP BREAKDOWN OF NEW CONSTRUCTION HOMES.


 

STEP 1 - PLANNING AND PERMITTING (2-3 WEEKS)


Before any construction can begin there are many things going on behind the scenes. The builder works with an architect to develop the house plans. Those plans are sent to engineers who make sure it is structurally sound and windstorm protected. After engineering approval, the plans are sent to the city to make sure they adhere to all of the local guidelines. Once everything is approved we can then break ground on the home!

 

STEP 2 - FOUNDATION ( 1-2 WEEKS)

  • The ground is leveled and prepped.

  • Foundation forms are built.

  • In-slab plumbing and electric installed.

  • Concrete is poured, leveled and smoothed.

  • Azali Homes uses corner bars for improved structure and less cracking.

  • The slab is inspected then left to cure.

 

STEP 3 - FRAMING AND EXTERIOR PROTECTION (3-6 WEEKS)

  • The skeleton of the house gets completed.

  • Paper with a protective barrier is put on to prevent liquid water from infiltrating the structure while allowing water vapor to escape.

  • This significantly reduces the likelihood of mold and wood rotting.

  • Windows and exterior doors are installed.

  • Special sealant preps the roof for shingles to be installed.

  • City and engineers complete inspections to ensure everything is proper.

  • Azali Homes takes a lot of pride in this step and confidently offers a 10-year structural warranty, as well as a 30-year roof warranty.

 

STEP 4 - ROUGH-INS: PLUMBING, ELECTRIC, AND HVAC (2 WEEKS)


  • All the mechanical trades do their groundwork.

  • Electrical wiring

  • Piping and water supply lines

  • Bathtubs and shower units installed

  • Ductwork for HVAC system

  • All Azali Homes are pre-wired for alarm and security systems.

  • Each trade requires a city inspection.

 

STEP 5 - INSULATION, DRYWALL, EXTERIOR FINISH (2-3 WEEKS)

  • Insulation is blown into the home

  • Azali Homes uses energy-efficient R-15 and R-38 insulation for exterior walls and attics.

  • Drywall is hung, taped, floated, and textured.

  • Stucco, brick, or stone is completed on the exterior of the home.

  • It is typically at this stage where most buyers come in as it is now easier to visualize what the home will look like.

 

STEP 6 - INTERIOR TRIM, DOORS, AND PAINT (1-2 WEEKS)

  • Interior doors are installed.

  • Cabinets are built out.

  • Baseboards and crown moulding are installed.

  • Home is primed and painted.

  • Built-in shelves and drawers are put into ALL closets. This is a feature offered exclusively by Azali Homes.

  • Driveway and sidewalk is poured.

 

STEP 7 - LIGHT FIXTURES, FLOORING

AND COUNTERTOPS (2 WEEKS)

  • Electrician returns to install all light fixtures and switches.

  • Flooring is installed. Tile, hardwood, and vinyl options are available.

  • Countertops are measured and either granite or quartz slabs are installed.

  • HVAC equipment is installed.

 

STEP 8 - HARDWARE, APPLIANCES, AND LANDSCAPING (1 WEEK)

  • The front door, interior door handles, and locks are installed.

  • Plumbing fixtures such as faucets and shower heads are installed.

  • Appliances are delivered and set up inside the home. (Azali Homes provides the Frigidaire Gallery line free of charge.)

  • The fence is built and sod is laid in the front, back, and sides of the home.

 

STEP 9 - FINAL TOUCHES (1 WEEK)

  • The builder carefully walks home to check for any issues that need to be fixed.

  • All trades sign off on any issue they were assigned to resolve.

  • Final paint touchups are completed

  • Home is thoroughly cleaned and prepped for buyers' walkthrough.

 

STEP 10 - WALKTHROUGH WITH BUYER AND CLOSING




















  • The buyer and seller do a full walkthrough of the home.

  • The buyer makes a list of any imperfections or fixes to be made.

  • All fixes are resolved and signed off on by buyer.

  • Home is closed at the title company with all the documentation and keys to the home being transferred.
